Urban&Civic secure two key Manchester projects

12.12.14

Urban&Civic have purchased two development sites totalling almost three acres on Deansgate and Princess Street within the inner ring road of Manchester. The projects are both key City Centre sites.

The Princess Street site comprises 1 acre on the corner of Princess Street and Whitworth Street, equidistant between Manchester Piccadilly and Oxford Road railway stations in a predominantly residential environment and close to the principal university facilities.

The site was purchased freehold in December 2014 by Urban&Civic and is currently vacant with a previously constructed, but unused, 300 space basement car park which formed the first phase of a previously consented scheme. Designs are now being worked up for an alternative scheme which may include apartments, serviced apartments and a hotel, with construction potentially starting in 2016.

The Deansgate site is 1.9 acres bounded by Deansgate, the River Irwell and Harvey Nichols department store and Manchester Cathedral. The site was purchased by Urban&Civic in December 2014 and currently houses a 203 bed Marriott Renaissance hotel, vacant offices and a 399 space car park.

New designs are being worked up for a phased development which may include apartments, hotel, parking, and associated retail and food offers to provide animated street level and river frontages. Construction would be likely to start in 2017/2018.

Both projects are seen as key sites in the City and will help with the continued regeneration and growth ambitions. The proposals will be developed with the input of the City, local partners, businesses and neighbouring communities.

Nigel Hugill, Chairman of Urban&Civic said: “Manchester is one of the most vibrant cities and strongest markets in the UK: and these major city centre projects are an exciting opportunity to bring more quality design to the heart of the Deansgate and Princess Street areas.”
